Architectural Review Committee (ARC)
The Architectural Review Committee (ARC) plays a vital role in maintaining the charm and harmony of our neighborhood’s aesthetic. Established by the HOA, the ARC oversees all exterior modifications to homes, ensuring they align with the architectural standards that preserve the beauty and appeal of Lakewood Arlington. Residents are encouraged to actively participate in this process, as it not only protects the neighborhood’s visual harmony but also promotes and enhances property values.

Architectural Review Process & Property Guidelines
The Architectural Review process at the Lakewood Addition is discussed in the 2019 Revision of the Covenants, Conditions and Restrictions (CCR) document and administered by the Architectural Review Committee (ARC) appointed by the board of directors.
The architectural review process is designed to preserve the overall quality, appearance, and harmony of external design of properties located in the Lakewood Addition, making our addition a distinctive and desirable place to live. By following the rules established in the CCR, residents will protect and enhance each property owner’s investment in their home. This design review is not intended to be cumbersome nor expensive.
When to Submit an architectural and property change Application?
Any changes, modifications, repairs, additions, or other actions to the outside of the home’s original foundation, either temporary or permanent, require submittal of an Architectural and Property Change Application and approval from the committee prior to starting work. This is in accordance with Article 5 of the 2019 CCR. Without this approval, the changes, repairs, additions, or improvements could prompt the removal of any unapproved work in progress, fines, or other actions required to be compliant.
A rule to follow is if you want to install, add, modify, repair, or replace anything outside your home’s original walls, get AC approval. The process is not to deter or prohibit improvements, repair, or maintenance, but to provide a level of consistency and adherence to the HOA bylaws, Covenants, Conditions, Restrictions, and Architectural Guidelines.


Examples of changes that require an application and approval:
Several examples are provided below; however, there are items and changes not listed here. Contact a committee member if you have questions about whether your project requires submittal of a form.
- Building structures/additions and more (permanent or temporary, storage, decks, etc.)
- Alterations to the home, façade, roof, exterior walls, and more (such as, but not limited to paint, repair, replacement, design changes)
- Repairs and replacements to your retaining wall
- Permanent or temporary addition of, changes to, or repair to items outside of the home’s foundation (fence, trees, landscaping, bird houses, pet enclosures, landscaping)
- Addition of, changes to, or repair of other structures that are plainly visible and might obstruct your neighbor’s view of the lake
- Fences: We have strict rules that govern the use of fences. Primarily you cannot block your neighbor’s view to the lake.
- Exterior lighting: With the creation of LED and Halogen lights, we have found many concerns of disturbing neighbors view of the lake at night and have found them to have become an annoyance and nuisance. The LED and Halogen lights have become incredibly bright and is unnecessary. And with the reflection of the light from the lake your neighbors get a doubling effect of the annoying light.
- Other temporary or permanent items, installation, repairs, modifications, changes, etc.
- In general, any changes made to the outside of your home or yard require approval from the Architectural Review Committee
Example: Robert wanted to add two flower beds and two trees. He completed the AC form, added a house drawing, presented the final design of the flower beds with measurements and listing of materials, and added the placement of the two trees. He then presented the form and final design drawing and materials to both neighbors for their review. Once he received their two signatures on the AC form, he presented it to the AC committee for final review and approval.
Things to do before filling out the Architectural and Property Change Application
- Obtain final design, diagrams, sketches with property (i.e. survey or plot) with requested changes, list of building materials, measurements and dimensions, and other documents from contractor
- Present and discuss final plans and items listed above with your neighbors who live on either side of you and across the lake. Document the discussion by submitting an email exchange with your neighbor or a document with neighbor's signatures
- Confirm conformance with the current Codes and Ordinances of the City of Arlington and obtain all necessary permits
